This article focuses on the problems of the area, major found products of research findings, as well as some conclusions on the approach by the enterprise and social responsibility that should in general be enterprises linked to tourism development in real estate of playas del Coco, Carrillo, Guanacaste. En el marco de los esfuerzos de responsabilidad social por parte de una empresa desarrolladora inmobiliaria en Ocotal - playas del Coco, se llevó a cabo un diagnóstico comunitario en playas del Coco, el cual arrojo información clave para la determinación de las áreas de inversión social por parte de la empresa. El presente artículo se enfoca en la problemática de la zona, los principales hallazgos encontrados producto de la investigación, así como algunas conclusiones sobre el abordaje por parte de la empresa y la responsabilidad social que en general deben tener las empresas vinculadas al desarrollo turístico e inmobiliario de playas del Coco, Carrillo, Guanacaste.
